BUYING WITH VOYAGER
Before you start looking for a property, consult with a Voyager Real Estate agent. Discuss what you are looking for in a home so your agent can set you up with a property search based on your criteria and budget. Not only will your agent guide you through the entire home buying process, but they will also become your biggest resource. In addition to working with your Voyager agent to purchase your home, you will be working with lenders, title & escrow officers, appraisers, home inspectors, insurance carriers, and other valuable service providers. We work with these people all the time and will refer you to qualified professionals you can trust.
Review Your Criteria
With the help of your Voyager agent, you will be able to narrow down your wants, needs, and must have features of the home that you are looking for.
Prepare Your Finances
Consult with a mortgage lender. The lender will qualify you for a home purchase based on your credit score, employment history, income, assets, debt-to-income ratio and available down payment. We can help with recommending a lender.
Making An Offer
Once you have found the home that you love, the next step is to make an offer. Your Voyager agent will help you write up a compelling offer based on the amount of competition, seller’s desires, and your lender’s requirements.
Appraisal
Your lender will order an appraisal of the property to determine the current market value and to make sure that they are not “over investing” with the loan by putting up more money than the home is worth.
Negotiate
Many times after an initial offer has been presented, the seller will come back with a counteroffer. Let your Voyager agent help you make an appropriate counteroffer so that you win the bid.
Closing
Your Voyager agent will help you to arrange and provide guidance when you sign the loan and title documents.
Identify The Right Home
We are committed to making your home search as efficient as possible. Your Voyager agent will be able to schedule showings of homes that you love and meet your criteria. You may find a home immediately, or it may take several months to find the perfect home.
Home Inspections
It is a good idea to get the home inspected during the contingency period allowed in the contract. If any repairs are needed, this is the time your Voyager agent can negotiate repairs or credits from the seller.
